[Greenbuilding] Water boiler, roofing, electric fuse box

I am in the process of buying a little farm house built in 1937. It needs a new roof, although the inspector said the wood beneath is undamaged. The heating system is a small hot water boiler powered by electricity. Apparently the bolier is old and cracked. The electrical fuse box needs rewiring. The foundation is intact but needs repair because of some erosion on one side. There has never been a gutter system.
  I am brand new to green building, although I live a pretty green lifestyle. I also have MINIMAL funding. I am wanting to repair all these things over time, and am thinking there may be a way to address green concerns by combining some of these repairs into new systems.For example, environmentally friendly roofing which incorporates solar collection and perhaps a rainwater collection system. But I know NOTHING. Does anyone have any initial reactions to what I am dealing with and how to begin thinking of this potential project? The house is on 12 acres, half of which are leased to a farmer, 3 of which are woods, and the rest of which includes barn and pasture for my 8 dogs and 2 potbellied pigs (and perhaps more).
  Any brainstorming will be GREATLY appreciated. The property is in central Indiana, which isn't exactly the mecca of greenbuilding knowledge or practice. 
  Oh, I'm also probably down the road going to replace the ancient carpeting with more animal-cleanliness-friendly linoleum----unless you have other ideas.
