[Greenbuilding] Radiant heat boiler--heat exchanger for tinybuildings/families?

I keep Hearing about this new Bosch's boiler,  but i have not seen nor 
herd what it will do.
I recently attended a Noritz training.  They are coming out with a 
boiler,  but it's 82% efficient and does not condense.
I wonder if the Bosch will modulate and condense and what price it will 
sell for?
