[Greenbuilding] minimum house size if one follows building codes

interesting question. writing from home, with IRC not at hand, i'd say you
could build your code compliant microhome substantially smaller. The only
explicit minimum i recall (except for landings and other language concerning
stairs-which i assume don't come into play here) is 70 sf for a bedroom
(with no dimension <7'). A full bath, with 30"x30" shower could be as small
as 20sf. I don't recall any language that says a bedroom has to be
separated from another living area--but even if it were so, an alcove with a
King minikitchen module might be as small as the bedroom. add about 30sf
for walls and you're at +/-200sf.
take a more agressive interpretation and put the minikitchen in a bay
attached to the bedroom, and you could easily come up with a hyper-efficient
120 sf.
but would you really build it?

prevailing US building codes preclude building, say, a 250 square foot
